Window cleaning in Clackamas, Oregon starts at $299, our minimum, on Portland-metro route days from Corvallis. On a Clackamas visit, each slider track is vacuumed before any window washing starts. Outside glass then gets a purified rinse from the pole, so it dries without a film.
Checked against current sources on 21 October 2026, including the Clackamas River Water report and two NOAA gauges.
Window cleaning in Clackamas starts at $299 for up to 10 windows, including both faces and the sills. Bigger homes then step through sheet-count bands. Screens add $2 to $5 each, while the trip from Corvallis adds nothing.
No, Clackamas River Water calls its supply soft, because it comes from a river rather than wells. It does turn slightly less soft each summer, though, when groundwater feeds more of the river. That is also sprinkler season, so lower panes can show it.
August or September suits most homes, after the driest weeks and before the wet season. October rain then jumps past 4 inches on both nearby gauges. Glass cleaned in late summer therefore stays clear longest.
Our Happy Valley window cleaning page covers the hills just east, on a different supplier. This page, in contrast, stays with the Clackamas side.
Clackamas River Water names its North service area after Clackamas, then treats that water at its own plant.
The 2026 Clackamas River Water report, covering 2025, names two service areas. Its North area is called Clackamas, and that water is then treated at the district’s own plant. The plant has run since 1964. The district serves about 50,000 people directly, through 265 miles of pipe.
The report answers the hardness question directly. Because the water comes from a river instead of a well, it says, the water is soft. In summer, however, rain and snowmelt are scarce, so groundwater makes up more of the river flow. The water then stays soft, but slightly less so.
In addition, the district’s homebrewer report gives plant averages of 3.8 ppm calcium and 5.6 ppm magnesium. It also notes that hardness and alkalinity rise in summer, for the same groundwater reason.
A small number of district customers, the report adds, receive water from Oak Lodge Water Services instead. Other Clackamas addresses may have another provider altogether. If you are unsure, your water bill names yours, and that provider publishes its own yearly report.
Soft water leaves far less on glass than a hard well supply. A sprinkler that wets the same pane every summer evening, however, can still leave a film. So turn spray heads away from the windows where you can. Our pole rinse, meanwhile, uses purified water, so it adds nothing whatever the season.
Clackamas sits between two NOAA gauges, one in the Happy Valley hills and one in Oregon City by the river.
The Happy Valley 1.7 ESE gauge, about four miles northeast, records rain only. The Oregon City station, about four miles southwest, records rain as well as frost and heat. Its annual normals show 44.81 inches of rain, 30.0 frost nights and 20.4 days at 90 F or above.
| Month | Happy Valley rain | Oregon City rain | Frost nights | Hot days, 90 F+ |
|---|---|---|---|---|
| January | 7.07 in | 6.54 in | 8.1 | 0 |
| February | 4.63 in | 4.46 in | 5.9 | 0 |
| March | 5.31 in | 4.78 in | 2.6 | 0 |
| April | 4.39 in | 3.84 in | 0.6 | 0 |
| May | 3.41 in | 2.54 in | 0 | 0.8 |
| June | 2.32 in | 1.79 in | 0 | 2.5 |
| July | 0.67 in | 0.50 in | 0 | 7.3 |
| August | 0.58 in | 0.56 in | 0 | 7.0 |
| September | 1.64 in | 1.64 in | 0 | 2.7 |
| October | 4.70 in | 4.23 in | 0.5 | 0.1 |
| November | 7.36 in | 6.73 in | 4.0 | 0 |
| December | 7.33 in | 7.20 in | 8.2 | 0 |
Frost and heat columns come from Oregon City, since the Happy Valley gauge records rain only. NOAA built the Happy Valley rain normal, though, from only 6 years of readings and flags it as estimated. Our Clackamas gutter page compares the same gauges with the airport.
A clean pane needs a rinse that runs off and dries clear. Frost blocks that, since water may freeze on cold glass first. Heat blocks it too, because the rinse can dry partway down. Mild mornings between May and September therefore suit outside glass, with early slots in midsummer.
Winter visits still go ahead on dry, frost-free days. December and January, however, each average about 8 frost nights, so an icy morning moves to the next route day.
Clackamas mixes older ranch-style houses along Sunnyside Road with newer construction near the Town Center.
Older ranch-style houses still line much of the Sunnyside Road corridor. Their older frames, however, can hold grit in the corners. Loose glazing or failing paint is noted on the quote, since repair is a separate job we refer out.
Construction near Clackamas Town Center skews newer and vinyl-clad, so double-pane units are common. When a seal fails, it shows as fog between the panes. That fog sits inside the unit, so no cleaning can reach it. Check the window warranty first, therefore, since replacement belongs to the installer.
Mount Talbert streets often have sloping yards, but every ladder needs firm, level footing under the OSHA ladder standard. Where that is missing, however, the water-fed pole works from the ground instead. It also reaches most second-story glass without a ladder.
Each booked sheet is done on both faces, including the frame, sill, track and screen.
Shops around the Town Center follow our commercial glass page instead. Ground-floor glass also suits the pole. Above the ground floor, though, GreenTree has no lift or rope service.
A Clackamas home pays the same Oregon list as one in Corvallis, whether ranch or new build.
| Line | Price | What it covers |

When booked with Clackamas gutter cleaning or Clackamas pressure washing, windows earn the bundle rate of 10% to 25% off. Those jobs run first, so the glass comes last and nothing splashes it afterwards.
The figure is agreed in writing before the crew leaves Corvallis.

Tracks before glass
The tracks are vacuumed first. After that, the outside panes take the purified rinse.
Inside and screens
Inside glass follows when someone is home, and the screens go back dry.
Sound glass dulled by winter grime, pollen or sprinkler film suits a wash, while damaged units need repair first.
The route covers the Sunnyside corridor and the Town Center area, as well as Mount Talbert and North Clackamas Park. It also reaches the Clackamas River frontage, across ZIPs 97015 and 97267. Clackamas is unincorporated, so it sits directly within Clackamas County.

Sprinklers wet the same panes night after night, and the water is slightly harder in summer. Each time the spray dries, a little more stays on the glass.
