Window cleaning in Happy Valley, Oregon starts at $299, our minimum, on Portland-metro route days from Corvallis. Before any window washing on a Happy Valley house, the crew vacuums every slider track dry. Then the outside glass gets a purified-water rinse from the pole, so nothing from the tap dries on it.
Checked against current sources on 21 October 2026: two NOAA gauges and the Sunrise Water sources.
It starts at $299 for up to 10 windows, cleaned on both faces with the sills. Larger homes then move into sheet-count bands. Screens add $2 to $5 each, while the drive from Corvallis adds nothing.
Yes, by NOAA’s figures: 49.41 inches a year here, against 36.92 at Portland International Airport. The local gauge also sits about 570 feet higher than the airport one. Clean glass here therefore meets more wet days between visits.
Any tap water leaves dissolved minerals when it dries on glass, and that holds here too. Sunrise Water, the supplier based here, mixes river water with well water during peak season. Rather than guess the mix, our pole rinse simply uses purified water.
Our Portland window cleaning page covers the city to the northwest, while this one stays on these hills.

About 12.5 inches more a year, going by the in-town NOAA gauge and the airport normals side by side.
NOAA keeps a precipitation normal for a volunteer gauge called Happy Valley 1.7 ESE. It sits about 592 feet above sea level, east of the city center. Its annual total comes to 49.41 inches. By contrast, the airport normals log 36.92 inches at just 19 feet up, beside the Columbia.
One caution applies, though. NOAA built the in-town normal from only 6 years of readings, so it flags the figure as estimated. The airport record, meanwhile, covers the full 1991 to 2020 span. Read the gap as a strong local signal, therefore, not as an exact measure.
| Month | Happy Valley gauge | Portland airport | Airport wet days |
|---|---|---|---|
| January | 7.07 in | 5.03 in | 18.7 |
| February | 4.63 in | 3.68 in | 15.7 |
| March | 5.31 in | 3.97 in | 17.8 |
| April | 4.39 in | 2.89 in | 17.4 |
| May | 3.41 in | 2.51 in | 13.2 |
| June | 2.32 in | 1.63 in | 9.2 |
| July | 0.67 in | 0.51 in | 3.7 |
| August | 0.58 in | 0.54 in | 3.6 |
| September | 1.64 in | 1.52 in | 6.7 |
| October | 4.70 in | 3.42 in | 13.5 |
| November | 7.36 in | 5.45 in | 18.3 |
| December | 7.33 in | 5.77 in | 19.2 |
The airport monthly record also counts wet days, at 0.01 inch or more, while the in-town gauge does not. Our Happy Valley gutter page, meanwhile, quotes a third gauge, the Portland Weather Forecast Office, at 43.74 inches.
Rain itself is close to pure water. On dusty glass, however, each drop picks up grime and dries as a spot. More rain therefore means more chances to mark a window that went into winter dirty.
July and August stay nearly dry on both gauges, under 0.7 inches each. Then October brings 4.70 inches here, and November reaches 7.36. Glass washed in August or September therefore gets the longest clear spell before the wet months.
Sunrise Water Authority, based in Happy Valley, draws mainly on the Clackamas River.
The Sunrise Water sources page lists surface water from the Clackamas River as well as groundwater from wells. River water is then treated at the North Clackamas County Water Commission or Clackamas River Water plants. Its 2026 water quality report adds that wells in the Damascus area supply extra water during peak use.
Peak use usually means summer, which is also sprinkler season. As a result, the water reaching a lawn in August may not match the January mix. That report, however, lists no hardness figure for us to quote. We therefore make no claim either way about how hard the tap water is.
Our pole rinse carries purified water, so it adds no minerals, whatever the supply mix that day. Meanwhile, aim sprinkler heads away from lower panes, because those wet the same glass night after night. Also, if you hose your own windows, dry them straight away, before the water evaporates. Any film already left by sprinklers is priced when we see it.
Your bill names your own water provider, and that provider’s yearly report then lists what reaches your tap.
Happy Valley grew up in a bowl between old volcanic buttes, and many lots slope as a result.
The city’s own growth history describes its original bowl between Mount Scott and Scouters Mountain. It adds that a steep slope ordinance has kept subdivisions off the Scouters Mountain slopes. Nearby, Metro notes that Mount Talbert rises 750 feet as a volcanic butte, between Interstate 205 and the city.
Under the OSHA ladder standard, every ladder needs firm, level footing before anyone climbs it. On a sloping side yard, however, that footing may simply not exist. In that case, the water-fed pole works from the ground instead. It also reaches most second-story glass without any ladder at all.
Where neither will reach safely, we say so on the quote rather than improvise. Any glass we cannot reach is also left off the price.
During winter, we book visits only on dry days without frost. The nearest full temperature record is at the airport, which averages 31.7 frost nights a year. Higher ground is often colder, though, so an icy morning simply moves to the next open route day.
Each booked sheet gets both faces cleaned, plus its frame, its sill, its track and its screen.
Shops near the town center follow our commercial glass page instead. The pole reaches from the ground to the first floor, but GreenTree offers no lift or rope access above that.
A home here pays the same Oregon list as one in Corvallis, valley floor or butte slope.
| Line | Price | What it covers |
|---|---|---|
| Each sheet, both faces | $7 to $9 | Inside and outside of one sheet of glass |
| Each sheet, outside face only | $4 to $6 | The pole rinse alone, with no inside work |
| Screen, each | $2 to $5 | Taken out, rinsed and refitted |
| Up to 10 windows | $299 | Both faces and sills, the visit minimum |
| 15 to 20 windows | $299 to $425 | Both faces and sills |
| 25 or more windows | $425 to $700 | Both faces and sills |
| Skylight, each | $25 to $35 | Priced after a footing check |
| Sprinkler film | Priced once we see it | Lower panes beside watered beds |
Booking windows alongside Happy Valley gutter cleaning or Happy Valley pressure washing earns the bundle rate, 10% to 25% off. Because spray and gutter grit fly, those jobs run first. The windows are then cleaned at the end of the day.
The price is set in writing before the crew leaves Corvallis for the metro route.
Tell us what is there
A sheet and screen count works, and so does one photo per side of the house.
Receive a fixed price
That count then becomes a written figure, which does not change on the day.
Pick a route date
Jobs here run on set metro route days, and your slot then holds.
Tracks first, then the pole
The crew vacuums the tracks first. Next, the outside glass takes the purified rinse.
Inside panes and screens
Inside glass follows if someone is home, and the screens then go back dry.
Sound glass dulled by rain spots, pollen or sprinkler film suits a wash, while failed or broken windows need repair.
The route covers Mt Scott, Rock Creek, Scouters Mountain, Stone Creek and Sunnyside. It also takes in the streets around Happy Valley Park, across ZIPs 97086 and 97015.
The city incorporated in 1965, its growth history records, and counted 1,519 residents in 1990. By 2017, however, Portland State estimated 19,985. Most houses here are therefore fairly new, though styles still vary by street. That is why every quote starts with a count, not a guess.

Partly because more rain falls here. The in-town NOAA gauge averages 49.41 inches a year, against 36.92 at the airport. Rain on dusty glass dries as spots, so dirty glass shows it sooner.
We cannot say, because the latest Sunrise Water report lists no hardness figure. It also mixes Clackamas River water with well water at peak demand. Our pole rinse uses purified water either way.
Usually, yes. The water-fed pole works from the ground and reaches most second-story glass. Where neither pole nor ladder can work safely, that glass is left off the quote.
August, at 0.58 inches on the in-town gauge, with July close behind at 0.67. Late summer visits also get the longest clear spell before October rain.
Yes, on dry days without frost. Higher ground is often colder than the airport, which itself averages 31.7 frost nights a year. After ice, the visit moves to the next route day.
They are. A glass door panel is one sheet in the count, and both faces are cleaned when booked. Its track is also vacuumed dry before any wipe, as on a slider window.
There is. Glass booked with two or more other services earns the 10% to 25% bundle rate. On that day, gutters and flatwork go first, and the windows are cleaned last.
