Moss removal in Portland, Oregon starts with a broom, because many city storm drains reach a river or stream. GreenTree Services sweeps up loose growth, lifts the thick cushions by hand, then rinses with plain water. Roofs, sidewalks, steps, patios and block walls all qualify, as long as the surface is sound. No ladder goes up before you hold a written figure for each surface.
Opened and read on 7 October 2026: four Portland city pages, two NOAA airport files, OSU Extension and ARMA.

Each reply rests on a published GreenTree band, or on a Portland page you can open.
A Portland moss visit covers every hard surface where moss is a nuisance or a hazard, with roof water held under 500 PSI. It can thus take in a shingle roof and its gutters. Front walks, steps, patios, driveways and block walls also count. Thick cushions come off by hand, and a plain-water rinse finishes each surface.
Portland moss pricing is per surface, and each surface has a published band. For moss on a composition shingle roof, expect $300 to $600. On steep planes or a second story, the band rises to $400 to $700. Shakes of cedar take slower passes: $500 to $900. For mossy concrete, front walk or driveway, budget $299 to $500.
Loose moss must stay out of Portland storm drains, and City Code 17.32 even requires approval before water from any source runs onto public sidewalks or streets. According to the city Bureau of Environmental Services, many local drains lead directly to rivers and streams. Its home guidance also puts sweeping before washing. The crew therefore bags loose growth first.
Moss removal in Portland, Oregon touches four city rules, one university source and one roofing trade group. None of them bans the work, but they decide where the moss goes, where the water goes and who trims the trees.
| Where the moss sits | Rule or source | Effect on the job |
|---|---|---|
| Public sidewalk by your lot | Code 17.28.020, owner upkeep | Owner keeps it safe |
| Street tree overhead | Permit needed to prune | Arborist cuts, never us |
| Rinse heading curbward | Code 17.32 limits runoff | Rinse aimed at your lawn |
| Storm inlet close by | BES: only rain, broom first | Sweep, bag, then rinse |
| Moss-control products | OSU Extension: keep from drains | None used at all |
| Asphalt shingle roof | ARMA: no pressure washer | Hands, then a low rinse |
Portland puts the sidewalk duty in City Code 17.28.020. That section, in short, puts the job on the owner of land beside a street. It covers the sidewalk, curb, driveway and parking strip next to that land. Liability follows too, if an unsafe stretch injures someone. Moss never appears in the text. Even so, the OSU Extension moss guide lists sidewalk moss as a slipping hazard and advises removal on busy paths.
The Environmental Services page on home wash water reads like a work order. Step one: sweep up visible solids and keep the sweepings. Step two: let water do only the final rinse, with no soap, chemicals, steam or heated water. If a job cannot meet that, the city sends the water to a planted or unpaved patch on the property. Our moss jobs follow the same order, which is why bags come out before hoses.
That page also cites City Code 17.32. Under it, water from any source needs approval before running onto public sidewalks or streets. When a slope allows it, the rinse heads into your own grass or beds.
Portland street trees stand in the right-of-way, which the city describes as typically the strip between curb and sidewalk. Pruning any of them needs a city permit, according to the street tree pruning permit page. Still, one exemption covers branches below half an inch across where they join the stem. Every limb therefore stays as it is, because tree work is not ours. If one shades your roof, an arborist can seek the permit.
Frequent wetting and shade matter more to moss than the airport’s modest 36.92-inch yearly total. That figure is the NOAA yearly normal at Portland International Airport. Even so, 157 days a year bring measurable precipitation there. Each month from November to January logs over 18 of them. Shade then slows the drying.
For moss removal in Portland, Oregon, the monthly picture explains the season better than the total does. Station USW00024229 supplies every row, from the NOAA 1991 to 2020 monthly normals for Portland International Airport. Because it is an airport gauge, read it as a city guide rather than a reading for your street.
| Month, Portland airport | Precipitation, inches | Days at 0.01 inch or more |
|---|---|---|
| January | 5.03 | 18.7 |
| February | 3.68 | 15.7 |
| March | 3.97 | 17.8 |
| April | 2.89 | 17.4 |
| May | 2.51 | 13.2 |
| June | 1.63 | 9.2 |
| July | 0.51 | 3.7 |
| August | 0.54 | 3.6 |
| September | 1.52 | 6.7 |
| October | 3.42 | 13.5 |
| November | 5.45 | 18.3 |
| December | 5.77 | 19.2 |
October through May each average 13 or more wet days at the airport. July and August, by contrast, log under four wet days each. The annual NOAA normals file for the same station holds the yearly totals.
Shade, however, is the other half. The city tree canopy update, for example, puts canopy at 32.4% of Portland land, steady from 2020 to 2025. On the east side of the Willamette River, the map reads 22% canopy, against 56% on the west side. Two Portland roofs across the river from each other can thus sit under very different shade.
Aspect matters too, because ARMA says north-facing planes get less sun and stay damp longest. Overhanging limbs count as well, since their shade and fallen litter keep moisture in and feed the moss. OSU Extension goes further on the lasting fix: let the sun in, by trimming the trees nearest the roof.
Moss removal in Portland, Oregon includes every surface on your written quote, the beds and drains around it, and roof water under 500 PSI. On the roof, hands work from the ridge downward, plane by plane. At ground level, the crew lifts it from walks, steps and wall caps. Loose growth fills bags, not drains.
Siding is a different job, since algae streaks on walls call for a house wash. Our Portland house washing page handles walls.
These are the published GreenTree bands, attached to the same surfaces our cost pages give them. Within each band, the exact number comes from your written quote.
| Mossy surface | Band | What moves it |
|---|---|---|
| Composition shingle roof | $300 to $600 | Area and moss depth |
| Steep or two-story roof | $400 to $700 | Ladder time on steep planes |
| Cedar shake roof | $500 to $900 | Slow passes on soft wood |
| Concrete walks, driveways | $299 to $500 | Square footage, growth depth |
| Gutters, one story | $299 | Length, fill, flow test |
| Gutters, two stories | $299 | Height and run length |
| Pavers, steps, decks, walls | No published band | Own line on the quote |
| Tile or metal roof | Ask us first | Not on the card |
| Bundle discount | 10% to 25% off | Grows per added service |
Siding, window and deck rates, however, live in the Oregon cost guide, not on this moss page. If the roof itself is your main concern, the Portland roof cleaning page covers the roof in more depth.
Here is what happens, in the same order on every lot. Step four matters most in Portland, because it keeps moss out of the storm drains.
Photograph each mossy surface.
Use the form or call (971) 280-2861, then show the roof, the walks and any wall. We can often price a simple job from photos alone. However, a steep or large roof may need an in-person look first.
Accept the itemised written price.
Every surface sits on its own line. After you accept, the total stays fixed on the work day, apart from work you add.
Soak the planting, then sheet it.
Before anyone climbs, the crew waters nearby beds and lays sheets over them.
Broom and bag the loose growth.
Loose moss and needles come up dry, so they never reach the curb or a storm inlet.
Pull the thick cushions out by hand.
Joints, walk seams and wall caps then give up their moss to hands, working from the top down.
Rinse with plain water toward the lawn.
Shingles take water at no more than 500 PSI. The spinning surface cleaner touches bare concrete only. All runoff then heads for grass or beds.
Empty booked gutters, then review the photo pairs.
Next, if gutters are on your quote, the crew empties fallen moss from the troughs. Then you see each surface before and after.
Hands are slower than a jet. But the shingle granules stay put, and the drains stay clean.
Moss removal in Portland, Oregon suits a sound surface, while a failing one needs a repair job first. If shingles, boards and slabs still hold, book the clean. If they leak, crumble or wobble, another trade goes first. After all, removing moss cannot rebuild a roof, a deck or a broken walk.
The lists below say who should book, and when another trade should come first.
Below is what the free quote checks on a Portland moss job, using your photos or a description. If anything points to a repair, you hear it before you book.

The roof has its own page, and so do the walls, the gutters and the paving. The statewide Oregon moss removal guide covers the biology.

Portland City Code 17.28.020 makes the owner next to a sidewalk responsible for keeping it safe and in repair. The code does not name moss. However, OSU Extension calls sidewalk moss a slipping hazard, so a mossy walk is worth clearing.
No, because City Code 17.32 requires approval before water from any source runs onto public streets, and the Bureau of Environmental Services says only rain should go down a storm drain. It also asks for a broom pass before any rinse. Sweep and bag the moss first, then rinse with plain water.
No: GreenTree does no tree work, so the crew works around branches. Portland needs a permit to prune a tree in the right-of-way, unless the branches are under half an inch. An arborist can handle that permit and the pruning.
Yes, as long as hands do the lifting and rinse water stays below 500 PSI. Granule loss is the result ARMA, the asphalt roofing trade group, expects from a pressure washer on shingles. That is the reason hands, not jets, remove moss on our roof jobs.
No. The method uses hands, brooms and plain water only. OSU Extension notes that rain washes moss-control products off, and that dead moss still needs removing afterward.
For a mossy front walk plus a concrete driveway, the band is $299 to $500. Area and growth depth set the point inside it. The written quote then shows the walk and the driveway on separate lines. Mossy steps or a block wall can join the same quote as lines of their own.
Gutter cleaning starts at $299, the GreenTree minimum, on one story or two. After that, water runs through each downspout as a flow test. Add a third service alongside the gutters, and the bundle discount, 10% to 25%, applies too.
It can, because removal leaves the shade and the damp of 157 wet days a year at the airport. OSU Extension says lasting control needs more sunlight on the roof. For that reason, we promise no moss-free interval. Trimming that shade is a job for an arborist.
Yes: block walls and steps hold moss in their joints and caps. The crew lifts it by hand and uses light pressure there. Since neither has a published band, each one appears as a separate line on the written quote. Loose growth goes into bags first.
Oregon Secretary of State records show GreenTree Services as registry number 2424331-91. A certificate from our insurer, sent on request, puts general liability at $2 million and adds workers compensation. Both appear in the trust line at the top of this page, and the registry number can be looked up in the Oregon business registry search linked below.
One wide shot and one close view are enough to start. A written figure comes back with each surface on its own line.
